What should I look for in an agent?
A firm or an individual who is well known and trusted in the
area and who operates bank accounts that ensures client money
and tenants deposit funds are kept separate.
A firm that has professional indemnity insurance
Marcus Jordan, managing director as a fully qualified solicitor,
must operate his business to a level of professionalism and
accountability that far exceeds the requirements any voluntary
trade body.
What fees do I pay?
We will draw up the tenancy agreement, an inventory and schedule
of condition and take up references. We will charge you for
these services. Currently our fees are:

What are the up-front costs?
You will need to pay us one months’ rent in advance and one
months rent plus £100 as deposit. The latter will be held
in our clients account and returned to you at the end of the
tenancy minus any costs we or the landlord incur to repair damage
or dilapidations not put right by you. What
is the holding deposit?
Once you have decided to apply for a tenancy we will ask you
to show your intent by paying a nominal deposit, usually £100.00.
This will stop us marketing the property. If you subsequently
change your mind this deposit will be retained to cover our
administrative costs. When you proceed with the tenancy it will
be offset against the first months’ rent.
What information do you need from me?
Details about your previous landlords, your employer, your bank
or building society, and if you are self-employed, your accountant
and solicitor. How long can I rent the property?
The minimum rental period is 6 months; it is rare for a landlord
to accept a shorter period than this. If you want to stay on
longer than 6 months you should let us know as soon as possible.
If the landlord is in agreement the lease will either be allowed
to continue on a periodic basis or extended by executing a further
fixed term agreement. How
much notice must I give?
If you wish to leave at the end of 6 months you will need to
give us one months notice in writing to expire on the last day
of the 6 months. How
much notice must the Landlord give?
2 clear months notice, subject to any fixed term. What else must I pay?
You will be fully responsible for gas, electricity, water and
telephone bills. In addition you must pay the appropriate Council
Tax and items such as the TV Licence fee and any fees for cable
or satellite TV. How do I get my deposit back?
It is important that you fulfil the conditions of the tenancy
agreement. On vacating we will carry out a full check of the
inventory and schedule of condition. If you leave the property
damaged, dirty or with bills outstanding we will deduct these
costs from your deposit and forward the remaining balance to
you. Who holds my deposit?
Marcus Jordan & Co Ltd hold your deposit in a separate client
bank account and control the account in the same way required
of solicitors. Must I insure the property
and its contents?
You are responsible for loss, damage or theft of your own possessions,
or those of someone staying with you temporarily. Although the
Landlord will insure the building against damage, fire or destruction,
you will need to pay for damage to the landlords belongings
caused by you or your guests.
We strongly recommend that you take out the correct insurance.
