Common sense dictates that all Landlords will do their best
to maintain their property in good condition. This applies equally
to a home you are preparing for rental and homes you already
own and let out.
English law imposes a duty on the landlord to maintain the following:

The structure and exterior of the
property including drains, gutters and external pipes |
• |
Installations in the property for
the supply of water, gas, electricity and sanitation.
This includes sinks, baths, taps, bidets and showers etc. |

All space and water heating appliances |
In addition there are very strict
rules that must be adhered to. If you don’t, or a tenant is
injured because of something you didn’t do, or did wrongly,
you could be prosecuted.
Gas Installations and Appliances
must be tested at least every 12 months by a CORGI registered
engineer who will issue a gas safety record. You must also leave
in the property instruction books for all appliances so the
tenant can use them safely.
Furniture and Soft Furnishings
left in the property must comply with safety legislation. The
simplest way to check is to look for a relevant label attached
to the item of furniture.
Electrical installations and Appliances
must meet current safety requirements. The best evidence of
compliance is a regular inspection and satisfactory report by
an appropriately qualified electrical engineer. |
