There is no magic formula, so we use a combination of experience,
market research, comparative analysis and market sentiment to
reach a fair rental value.
The key physical features that increasingly impact on property
rental values are:

Once we have assessed all the above and compared your property
to others we have let, and those already on our books, we will
propose a monthly rental value.
This should not be regarded as a figure set in stone. We would
rather you regard this as a starting point around which you
allow us to negotiate with a tenant.
Potential tenants are increasingly demanding more and more from
the properties they rent. In many cases they have been, or still
are, owners of property elsewhere, and they have a keen sense
of value. Shoddy or substandard property will be shunned and
remain vacant for long periods. Well maintained, attractive
and reasonably priced property will always be attractive to
respectable, professional and responsible tenants. |
