How do we value?


How do we value your property?

There is no magic formula, so we use a combination of experience, market research, comparative analysis and market sentiment to reach a fair rental value.

The key physical features that increasingly impact on property rental values are:

Double-glazing
Easily maintained garden
Shower, or preferably a power shower

Whether the house is really clean and the fittings and fixtures modern and functional
Broadband Internet access
Modern fridge, washing machine and other white goods
Hardwearing floors and good quality carpets
Florid, unusual or excessively patterned decorations

Location has the next major impact:

Busy or quiet area?
Too near a pub, club, 24/7 shop or skateboard park?
Distant from schools, bus stops and medical centres?
Overlooked by neighbours or the landlords home?
No off-road parking?
Near to a business receiving 24-hour deliveries?
Awkward commuting routes?

Competition is the final major influence:

Is there a high proportion of similar properties for rent in the same area?
Have they been empty for any length of time?
Are there newly built similar homes nearby?
Are rental agents refusing to take more, similar properties onto their books?

Is there anything special about your property that distinguishes it from all the rest?

Once we have assessed all the above and compared your property to others we have let, and those already on our books, we will propose a monthly rental value.

This should not be regarded as a figure set in stone. We would rather you regard this as a starting point around which you allow us to negotiate with a tenant.

Potential tenants are increasingly demanding more and more from the properties they rent. In many cases they have been, or still are, owners of property elsewhere, and they have a keen sense of value. Shoddy or substandard property will be shunned and remain vacant for long periods. Well maintained, attractive and reasonably priced property will always be attractive to respectable, professional and responsible tenants.
